A Tucson Homeowner’s Guide to Understanding Drain-Cleaning Prices

By Brian Dunn, Owner | Dunn Plumbing & Drain Service LLC
Contributions from Cory Harding, Senior Plumbing Expert

The plumber was only there for an hour.

So why does the bill seem so high?

It is a fair question.

When homeowners call for a clogged sink, backed-up toilet, or slow drain, they often expect the job to be simple:

Put a snake down the drain. Remove the clog. Go home.

And sometimes it really is that straightforward.

But other drain calls involve specialized equipment, multiple technicians, camera inspections, hydro jetting, difficult access, aging pipes, tree roots, structural damage, commercial-grade equipment, or a problem much farther down the drainage system than the homeowner expected.

At Dunn Plumbing & Drain Service LLC, most routine drain clogs currently fall between $89 and $400, depending on the fixture and how difficult the blockage is to reach. More complicated sewer and drain problems can cost significantly more once the actual cause is identified.

That does not mean homeowners should simply accept any price a plumber gives them.

You should understand what you are paying for and why.

Brian Dunn’s advice is simple:

“Don’t just ask what the drain service costs. Ask what that service is actually going to accomplish.”

Quick Answer: Why Can Drain Service Be Expensive?

Drain-service pricing may reflect:

  • The location of the blockage
  • The size of the drain
  • How difficult the drain is to access
  • The equipment required
  • How long the cable needs to be
  • Camera inspection
  • Hydro jetting
  • Root cutting
  • Multiple technicians
  • After-hours or emergency response or biohazard removal
  • Commercial versus residential plumbing
  • The age and condition of the pipe
  • Whether excavation or repair is ultimately required
  • Licensing, insurance, technician training, and professional equipment

The biggest mistake is comparing two prices without determining whether the two plumbers are actually offering the same service.

A $100 clog opening and a complete drain cleaning with camera inspection are not identical products.

Professional drain service involves much more than a cable. Diagnosis, equipment, training, and the condition of the pipe all affect the final price.

What Does Basic Drain Cleaning Cost in Tucson?

Dunn Plumbing’s current published pricing guide says most routine fixture-level drain clogs cost approximately $89 to $400.

Typical examples include:

Drain Service

Typical Dunn Plumbing Range

Bathroom sink clog

$89–$150

Kitchen sink clog

$89–$400

Toilet clog

$89–$400

Shower or tub drain

$125–$250

Main drain or sewer issue

Depends on diagnosis

Hydro jetting

Depends on line condition and scope

Pipe repair

Depends on damage and location

Important: Every plumbing system is different. These ranges are educational examples, not guaranteed prices for every property.

One bathroom sink may be clogged immediately beneath the stopper.

Another may be connected to an older cast-iron branch line that is badly deteriorated several feet away.

Both homeowners may say:

“My bathroom sink is clogged.”

But they do not necessarily have the same plumbing problem.

Why Can One Plumber Charge $89 and Another Charge Several Hundred Dollars?

Sometimes it really is because companies price differently.

But sometimes they are not performing the same service.

Imagine two plumbers responding to a recurring drain clog.

Plumber A

Runs a cable.

Water begins draining.

Packs up.

Plumber B

Runs the correct cable.

Restores flow.

Inspects the line with a camera.

Finds significant grease coating the pipe.

Shows the homeowner the footage.

Recommends cleaning only because the camera shows it is necessary.

Those two invoices may not look the same.

But neither did the services.

This is why the first question should not always be:

“Who has the lowest price?”

A better question is:

“What exactly is included in the price?”

The Arizona Registrar of Contractors similarly recommends that consumers obtain detailed written estimates spelling out the work, price, permit responsibility, and other relevant terms rather than comparing numbers without understanding the scope.

Brian Dunn’s Advice: Know Whether You Are Buying a Clog Clearing or a Diagnosis

Brian has spent decades watching homeowners pay repeatedly for the same drain problem.

A drain can be opened today and clog again next month if the underlying condition is still there.

That condition might be:

  • Tree roots
  • Grease
  • Deteriorated cast iron
  • A separated clay joint
  • A belly in the pipe
  • A foreign object
  • A collapsed sewer
  • Heavy buildup along the pipe walls

Brian strongly believes in getting “eyes on” recurring drain problems rather than assuming every backup is simply another clog.

The important question is:

Are you paying to restore flow—or are you paying to understand why the drain stopped flowing?

Both services can have value.

They simply are not the same thing.

Cost Factor #1: Where Is the Clog?

The closer a clog is to the fixture, the easier it may be to access.

Hair around a bathroom sink stopper may take minutes to remove.

A blockage 70 feet down a main sewer is a completely different job.

The plumber may need:

  • Larger equipment
  • Longer cable
  • Different cutting heads
  • Exterior cleanout access
  • Camera inspection
  • Additional setup
  • More labor

Distance matters.

Access matters.

Pipe size matters.

That is why a clogged sink and a clogged main sewer should not be expected to cost the same amount.

Different drains require different cable sizes, equipment, and access.

Cory’s Corner: There Is No One Drain Snake

Cory Harding explains that homes contain numerous sizes of drain piping.

A bathroom sink drain is not the same size as a laundry drain.

Neither is the same as the main sewer.

Professional plumbers therefore carry multiple cable machines.

The technician must consider:

  • Cable diameter
  • Cable strength
  • Cable length
  • Drain diameter
  • Pipe material
  • Type of blockage
  • Distance to the obstruction

Cory’s rule is simple:

“The bigger the drain, the bigger and stronger the cable.”

Brian adds that using the correct equipment may actually save money by reducing the risk of damaging the pipe or repeatedly failing to clear the obstruction.

Cost Factor #2: Camera Inspection

A sewer camera is not simply an expensive plumbing gadget.

It answers questions a cable cannot.

A camera may reveal:

  • Tree roots
  • Grease
  • Broken pipe
  • Collapsed pipe
  • Cracks
  • Deteriorating cast iron
  • Separated clay joints
  • Standing water
  • Foreign objects
  • Remaining buildup after cleaning

If a homeowner has experienced the same clog multiple times, that information can be extremely valuable.

You may be paying more than you would for a basic cable service.

But you may also be avoiding the fifth basic cable service for the same unresolved problem.

Real Job Spotlight: The Fifth Drain Cleaning Would Have Been a Waste of Money

A new commercial customer called Dunn Plumbing because the drain serving the storefront was clogged again.

This was not the first time.

It was the fourth.

The customer initially asked about another drain cleaning.

At that point, Dunn Plumbing did not believe simply sending out another cable was the responsible first step.

Instead, the team performed a camera inspection.

The camera revealed that the drain line had collapsed underneath a storage shed behind the building.

That explained the repeated backups.

No amount of snaking would repair a collapsed pipe.

Hydro jetting would not repair it either.

The storage shed needed to be moved, the damaged area excavated, and the collapsed section of pipe replaced.

The customer had called expecting to buy another drain cleaning.

The camera showed that another cleaning would have been money spent on a service that could not solve the real problem.

Sometimes a more expensive diagnosis actually prevents you from continuing to pay for the wrong repair.

After four previous drain clogs, Dunn Plumbing discovered that the line had collapsed beneath a storage shed (see photos above). You can see in the camera the blockage is 100% and a wall of mud completely under water. Another cleaning would not have repaired the problem.

Cost Factor #3: Drain Snaking vs. Hydro Jetting

A drain snake and a hydro jetter do different things.

Snaking

A professional cable may:

  • Break through a clog
  • Remove some obstructions
  • Restore flow
  • Cut certain roots
  • Retrieve certain foreign objects

Hydro Jetting

Hydro jetting uses high-pressure water and specialized nozzles to clean material from the interior pipe walls.

It can be particularly useful for:

  • Grease
  • Soap
  • Sludge
  • Organic buildup
  • Laundry-line buildup
  • Kitchen drains
  • Certain root conditions

That service requires different equipment, additional setup, trained technicians, and often camera inspection before and after cleaning.

Dunn Plumbing’s own hydro-jetting guide explains that the service can require specialized high-pressure equipment, appropriate access, camera evaluation, different nozzles, and additional setup and cleanup.

So comparing basic cabling with hydro-jetting based only on price is a little like comparing:

A car wash

with

a full professional detail.

Both involve cleaning a car.

They are not the same service.

Real Customer Story: “It’s Night and Day”

One Tucson-area customer had the opportunity to see exactly what hydro jetting accomplished.

Before cleaning, camera inspection showed significant material and root intrusion inside the drain.

After hydro jetting, the camera went through the line again.

The homeowner’s reaction:

“Jetting—I can’t believe it gets all that stuff out of there, roots and everything.”

After seeing the cleaned line, the customer added:

“It’s night and day how clean the pipes are.”

That before-and-after difference is one reason hydro jetting costs more than simply passing a cable through an obstruction.

The customer is not merely paying to make water move again.

When appropriate, they are paying for a more complete cleaning of the drainage system.

Cost Factor #4: Roots Are Not the Same as Toilet Paper

Brian identifies tree-root intrusion as one of the most common sewer problems he sees in Tucson.

Mesquite and oleander roots can aggressively search for moisture.

If roots enter through a vulnerable joint or crack, they can begin collecting waste and creating repeated backups.

The first service may involve restoring flow.

But long-term treatment may involve:

  • Root cutting
  • Hydro jetting
  • Camera inspection
  • Spot repair
  • Pipe lining
  • Traditional replacement

A plumber should explain which stage you are paying for.

Cleaning roots out of a pipe is not necessarily the same thing as repairing the place where the roots entered.

Cost Factor #5: Old Cast Iron Changes the Job

Older Tucson homes frequently contain cast-iron drainage piping.

Over decades, the interior may become rough and deteriorated.

Brian describes severely deteriorated cast iron as becoming almost like Velcro inside.

Waste catches.

Another clog forms.

Then another.

A plumber working on older cast iron may need to determine whether the line can be:

  • Cleaned
  • Maintained
  • Spot repaired
  • Lined
  • Replaced

That diagnostic work matters because aggressively cleaning a structurally failing pipe is very different from clearing a clog in healthy modern PVC.

This is one reason an experienced plumber may spend more time investigating before operating equipment.

Sometimes caution saves money.

Cost Factor #6: Access Can Change Everything

Imagine two identical broken sewer pipes.

House A

The pipe is beneath an open dirt yard.

House B

The pipe is beneath:

  • Concrete
  • A storage building
  • Landscaping
  • A driveway
  • Interior flooring

Same broken pipe.

Very different repair.

Access affects:

  • Labor
  • Equipment
  • Excavation
  • Concrete cutting
  • Restoration
  • Cleanup
  • Project duration

This is why plumbers sometimes cannot give a meaningful repair price before locating the problem.

Cost Factor #7: Emergency and After-Hours Service

Plumbing problems do not respect business hours.

Unfortunately, sewer backups have never shown much interest in your dinner plans either.

Emergency service can cost more because a company must maintain:

  • On-call technicians
  • 24/7 Dispatch availability
  • After-hours staffing
  • Emergency response capacity

If you are calling at 11:30 p.m. because raw sewage is entering your shower, you are paying for more than the physical repair.

You are also paying for a company capable of responding when normal businesses are closed.

Dunn Plumbing provides 24/7 emergency plumbing service throughout its Tucson service area.

Cost Factor #8: Commercial Drain Service Is Different

A restaurant, retail center, apartment building, medical office, or commercial kitchen may have:

  • Larger drain lines
  • Longer runs
  • Heavier usage
  • Grease accumulation
  • Multiple connected fixtures
  • Limited service windows
  • More difficult access

Commercial plumbing sometimes requires larger equipment and additional planning.

For businesses, downtime also matters.

A homeowner may be inconvenienced by a clogged bathroom.

A restaurant with a failed sewer may not be able to operate.

The urgency and complexity can be completely different.

What Are You Actually Paying for When You Hire a Professional Plumber?

This part often gets overlooked.

The invoice does not represent only the minutes when the technician was inside your home.

Professional plumbing companies must also maintain:

  • Arizona contractor licensing
  • Insurance
  • Vehicles
  • Fuel
  • Drain machines
  • Cameras
  • Hydro jetters
  • Specialty tools
  • Equipment maintenance
  • Technician wages
  • Ongoing education
  • Safety equipment
  • Office and dispatch staff
  • Inventory
  • Warranty support

Brian says ongoing plumbing instruction and customer-service training are priorities at Dunn Plumbing because both technical knowledge and communication affect the customer experience.

You are not simply renting an hour of someone’s time.

You are hiring access to their training, equipment, experience, and company support.

dunn-plumbing-technicians

But How Do I Know I’m Not Being Overcharged?

This is the question homeowners really want answered.

There is no magic number that proves whether every plumbing estimate is fair.

Instead, ask questions.

Ask:

What exactly is included?

What did you find?

Can you show me?

Why are you recommending this service?

Are there other options?

Is this a clog clearing or a full drain cleaning?

What happens if I choose the less expensive option?

What warranty is included?

Could the price change?

For larger planned projects, the Arizona Registrar of Contractors recommends obtaining written estimates from multiple properly licensed contractors and making sure the scope, price, permit responsibilities, and other important terms are documented.

That is excellent advice.

A reputable plumber should be able to explain an expensive recommendation without becoming defensive.

Red Flags Around Drain-Service Pricing

Be cautious when:

You cannot get a clear explanation of what you’re buying.

A price without a scope is difficult to evaluate.

The diagnosis changes every time you ask a question.

New information can legitimately change a diagnosis.

But the plumber should be able to explain why.

An expensive repair is recommended but no evidence is shown when evidence should reasonably be available.

For drain and sewer problems, camera images can often help.

The company immediately recommends the most expensive service for every clog.

Not every clog needs hydro jetting.

Not every drain needs excavation.

An extremely cheap advertised price suddenly becomes something completely different after arrival.

Ask what the initial offer actually covers before scheduling.

You feel pressured to approve a major non-emergency repair immediately.

Emergencies can require quick action.

Sales pressure is not the same thing as urgency.

What Makes Dunn Plumbing’s Pricing Approach Different?

Dunn Plumbing currently does not charge a trip or initial service fee simply to determine what is wrong. Customers approve the work they want performed before the company proceeds.

The goal is to determine:

  1. What is happening?
  2. Why is it happening?
  3. What options exist?
  4. What does each option accomplish?
  5. What does the homeowner want to do?

Brian describes Dunn Plumbing’s approach as partnering with homeowners rather than treating them as a number.

Cory’s focus is on long-term solutions and helping customers make informed decisions about their homes.

That does not mean every Dunn Plumbing recommendation will be inexpensive.

Some plumbing problems are expensive.

But an expensive repair should come with an understandable reason.

Real Job Spotlight: When the Less Expensive Option Was the Right One And Saved the Floors

A homeowner called Dunn Plumbing for a second opinion after another large plumbing company gave them some pretty alarming news:

The floors inside the home would need to be jackhammered up so the drain lines could be replaced.

That is the kind of sentence that makes a homeowner immediately start thinking about concrete dust, missing tile, construction crews, and whether they still have enough matching flooring hidden in the garage from 12 years ago.

So Dunn Plumbing went out with cameras and locating equipment in hand to take a closer look.

And to be fair, the pipes had definitely seen better days.

They were past the point where a simple drain cleaning would solve the problem. In several areas, the bottoms of the pipes had deteriorated so badly that sections were essentially missing.

But after carefully locating the damaged areas and mapping the drain system, the team found something very important:

Not all of the damaged pipe was underneath the home’s concrete slab.

The worst sections actually fell just outside the slab, where they could be excavated and replaced without tearing apart the interior floors.

The remaining piping underneath the concrete could be cleaned and rehabilitated using Perma-Liner trenchless pipe-lining technology.

There was only one small section with too many bends to line successfully, so that area required limited access.

Instead of jackhammering large portions of the home’s floors, Dunn Plumbing developed a plan involving just two small intrusion points.

The damaged exterior sections were excavated and replaced.

The remaining qualifying drain lines were cleaned and lined.

And the homeowners did not have to completely re-drain the house, tear up all of their flooring, or begin the exciting adventure of trying to match old tile.

The work was completed the following week.

The homeowners were thrilled.

What originally sounded like a major interior demolition project became a much more targeted repair because they took the time to get a second opinion from a plumbing company capable of offering multiple solutions.

The lesson?

Sometimes a second opinion doesn’t change the fact that the pipes need repair. It changes how much of your house has to come apart to repair them.

How Can I Reduce Future Drain-Service Costs?

Preventive habits really do matter.

Keep fats, oils, and grease out of drains.

The EPA notes that FOG can contribute to sewer blockages and overflows.

Avoid putting wipes down toilets.

Even some products marketed as flushable can contribute to sewer problems.

Use drain strainers.

Hair is easier to remove from a strainer than from inside a pipe.

Pay attention to slow drains.

A slowly changing drain may give you a chance to address a problem before it becomes a full backup.

Don’t repeatedly pay to clear the same clog.

If it keeps happening, investigate why.

Maintain older plumbing.

Older Tucson homes with cast iron or clay sewer systems may benefit from periodic inspection.

Brian estimates that more than half of the drain problems he sees could have been prevented or addressed earlier with maintenance and attention.

Frequently Asked Questions

Professional drain service may involve specialized cables, cameras, hydro jetting equipment, trained technicians, difficult access, and diagnosis beyond simply opening the immediate clog.

Dunn Plumbing currently reports that many routine fixture-level clogs fall between approximately $89 and $400, depending on the fixture and difficulty. Deeper sewer problems and additional services vary.

Hydro jetting requires specialized high-pressure equipment, setup, trained operation, and often camera evaluation. It also performs a more thorough cleaning of suitable pipe walls rather than simply opening an obstruction.

For recurring or unexplained drain problems, a camera can reveal structural defects, roots, buildup, and other conditions that cannot be identified simply by restoring flow.

The clog may have been a symptom of a broken, collapsed, separated, or deteriorated pipe. Restoring flow does not repair structural damage.

Not necessarily. Compare what each company is actually proposing, including diagnosis, equipment, camera work, cleaning level, warranty, and follow-up.

Professional equipment has purchase, maintenance, repair, replacement, training, transportation, and operating costs. Pricing reflects the overall cost of maintaining the capability to perform the service safely and effectively.

It can reduce the chance that small or developing problems go unnoticed until they require emergency repair. Maintenance cannot prevent every plumbing failure, but it can provide earlier warning.

Brian Dunn’s Final Advice

Brian believes homeowners deserve to know where their money is going.

A professional plumber should be able to explain:

What we found.

What we recommend.

Why we recommend it.

What it costs.

And what alternatives may exist.

Sometimes the correct answer is an $89 drain clearing.

Sometimes it is hydro jetting.

Sometimes a camera discovers a collapsed line requiring excavation.

The price changes because the problem changes.

Brian’s goal is not to make every plumbing repair cheap.

It is to make sure the homeowner understands what they are paying for.

Cory Harding’s Final Advice

After decades in plumbing, Cory has learned that waiting can turn a manageable repair into an expensive emergency.

His advice remains:

Be proactive instead of reactive.

Maintain the system.

Pay attention to changes.

Ask questions.

And when a plumber recommends a larger service, make sure you understand the reason behind it.
